Paint does not fix stucco. It covers it for about a year, and then the same cracks come back through your expensive new finish.

Why Arizona stucco cracks

Our walls take a beating from temperature swings. A west-facing wall can sit in direct sun all afternoon and then drop thirty degrees overnight. Materials expand, contract, and eventually give. Add normal foundation settling and you get cracks in almost every home here past a certain age.

Hairline versus something worse

Thin hairline cracks are cosmetic. They get cleaned out, filled, textured, and forgotten. What deserves a closer look is anything wide enough to catch a fingernail, anything running diagonally from a window or door corner, or anything stair-stepping along the block underneath.

Those patterns can point to movement. Painting over them without understanding why they are there is how you end up doing the same repair twice.

What good repair looks like

The crack gets opened and cleaned so the patch has something to grab. It gets filled with a material meant for stucco, not caulk squeezed in as a shortcut. Then the texture gets matched to the surrounding wall and given time to cure before any paint touches it.

Texture matching is the part homeowners notice. A patch that is smooth against a lace or sand finish will read as a scar in raking afternoon light no matter what color goes over it.

Where elastomeric coatings help

Elastomeric is thick and flexible. It bridges hairline cracking and moves with the wall instead of splitting over it, which makes it a strong choice on stucco in this climate.

It is not a cure-all. It will not hold a structural crack closed, and applied over a wall with a moisture problem it can trap water behind the film and make things worse. It also costs more and is harder to deal with down the road.

The order matters

Repair, cure, prime, paint. Skipping or rushing any of those is where the ten-year job becomes the two-year job.
